STR Rules for Breckenridge
A valid short-term rental license is required for each short-term rental property.
- Individual homeowner associations may have requirements, restrictions and covenants related to short-term rentals.
- The license is required regardless of how the properties are marketed (through a management company, on-line through websites such as VRBO and Airbnb, newspaper ads, word of mouth, etc.).
The license number must be displayed in all advertisements for the property.
- Short-term rental licenses are non-transferable/non-refundable in event of property sale.
- Acquiring an accommodation unit license requires the payment of the business and occupational license tax (BOLT) and the regulatory fee. The regulatory fee is calculated at $756 per studio/bedroom per year.
- Temporary license for pending reservations. Upon transfer of title, a subsequent owner may request a temporary license for no longer than six-months to allow such owner to honor reservations for the property that existed on the date of the transfer of legal title to the real property that was the subject of the previous license.
